10 — Arizona Real Estate Terms

The local lingo,

Arizona real estate has a few quirks that out-of-state buyers sometimes get tripped up on. Here's what you need to know.

BINSR

Buyer's Inspection Notice and Seller's Response. The AZ form used after inspections to request repairs, credits, or ask the seller to address specific items. Unique to Arizona.

SPDS

Seller's Property Disclosure Statement. The document where the seller discloses known material facts about the property. Required in AZ transactions.

Due Diligence Period

In Arizona, typically 10 days after contract acceptance to investigate the property. You can cancel for any reason and get your earnest money back during this window.

Earnest Money

A good faith deposit (typically 1–3%) paid when your offer is accepted. Goes toward your down payment or closing costs at closing.

CC&Rs

Covenants, Conditions & Restrictions — the HOA rules for the community. You must review these before closing. They govern everything from paint colors to parking.

SRP vs. APS

Salt River Project and Arizona Public Service — the two main electric utilities in the East Valley. Which one serves your home depends on your location. SRP generally has lower summer rates.

Monsoon Season

July through September in Arizona. Dramatic afternoon thunderstorms that can bring intense rain, dust storms (haboobs), and lightning. Beautiful and a little wild.

Haboob

A massive wall of dust that rolls through the Valley ahead of monsoon storms. Up to a mile high. Spectacular to watch from inside. Pull over if driving — visibility drops to zero instantly.

Master-Planned Community

Large, HOA-governed developments with shared amenities — pools, parks, trails, community centers. The East Valley has some of the best in the country.

Title Company

In Arizona, the title company (not an attorney) typically handles closing. They hold escrow funds, conduct the title search, and facilitate the signing and recording of the deed.

MVD

Arizona Motor Vehicle Division — where you transfer your driver's license and register your vehicle. Required within 30 days of establishing AZ residency.

TPT

Transaction Privilege Tax — Arizona's version of sales tax. Applies to goods and some services. Currently no sales tax on groceries in Arizona.
